The front desk for lodges and resorts.

Calendar, online booking, deposits, guest texts, fish houses and an AI booking agent for your phone, all in one place. Built at a working lodge on Lake of the Woods.

The Sites & Stays calendar: every cabin, room and RV site by night, with reservations as bars across the dates.
Online booking on a phone: the guest picks lodging or a fishing package and how many people are coming.

Your guests and bookings come with you. We import them from Reel Property Solutions, and setup is free when you switch.

No markup on card payments. Money goes to your own account through Stripe or the processor you already use.

Your name on every guest page. Booking pages, texts, emails and receipts carry your logo, not ours.

One booking, from the first ring to check-in

Here is what happens when a family calls about a cabin for July. Nobody at the desk has to touch it until they arrive.

  1. The call gets answered

It's after hours. The AI booking agent picks up, checks your live calendar and quotes the exact price with tax.

  2. The cabin is held

The stay goes on your calendar as a 24-hour hold, so nobody else can book it while the family decides.

  3. The deposit gets paid

The guest gets a text with your name on it and pays the deposit by card. The hold turns into a confirmed booking on its own.

  4. They check in

On arrival day they're on the Today board. The balance goes on the card they saved, and the thank-you text goes out after they leave.

Priced the way a fishing lodge prices

Hotel software can't sell a fish house by the seat or give kids half off. Sites & Stays does it on screen, with no workarounds.

Fish houses by the person

Full day$105per person
Half day$75per person

Set how many houses you have and how many seats each. Online booking stops when they're full, and each day can say what's included, like bait and transport.

Kids priced by age

  • Adults, 16 and overFull price
  • Kids 6 to 1550%
  • 5 and underFree

Your own age bands. Each is a percent of the adult price, a kid rate, or free, on lodging, meals and fish houses.

Peak-week minimums

Bill as if the minimum stayed, or stop smaller groups from booking online and warn the desk.

Trips you sell for partners

Cancellations become credit

An AI booking agent that answers your phone

It picks up day and night, using your live calendar, your prices and the same rules as your staff.

  • Quotes the exact price with tax for open dates
  • Books a 24-hour hold and texts the deposit link
  • Finds a caller's reservation and resends a confirmation or pay link
  • Takes messages about changes and sends them to your managers
  • Answers the common questions: check-in time, pets, boat slips, what to bring

It never takes card numbers by voice. Callers pay on the same secure page as online guests. Add it to any plan for $249 a month.

Everything else the desk needs

Switching is our job, not yours

Most owners stay on old software because moving feels like a winter's work. We do the moving.

  1. We bring your data over

Customers and reservations come across from Reel Property Solutions. On something else? Tell us what, and we'll work it out.

  2. We set it up your way

Units, rates, kids pricing, fish houses, add-ons and your guest messages, in your words and with your logo.

  3. You take your first booking

Connect your card processor, put the booking button on your website, and you're open. Setup is free when you switch from Reel.

Built by a resort owner, at a working lodge

Wyatt Hennum owns a fishing lodge on Lake of the Woods in northern Minnesota. He built Sites & Stays to replace the lodge's old booking system, around the way his front desk, guides and kitchen actually work.

It's made by someone who has worked that desk on a Saturday in July. Now it's ready for other lodges and resorts.

Plans for every size of property

Questions

Will guests see the Sites & Stays name?

No. Booking pages, texts, emails and statements use your property's name, logo and colors.

How do card payments work?

Through your own Stripe account, or through the processor you already have by way of Authorize.net. Sites & Stays adds no markup. Money goes to you, and each payment and refund is recorded on the guest's bill.

Can I bring my bookings over from my current system?

Yes. Sites & Stays imports customers and reservations from Reel Property Solutions, and we set everything up for you. If you use something else, tell us what it is and we'll talk it through.

Does it work with Airbnb, VRBO or Booking.com?

Yes, through calendar sync. Each unit shares its booked dates, and dates booked on those sites are blocked in Sites & Stays.

Does it connect to QuickBooks?

Sites & Stays makes sales and journal files you import into QuickBooks, with each charge mapped to the account you choose. It doesn't sync live.

Does it work for campgrounds and RV parks?

Partly. Campsites and RV sites can be booked as units today. Hookups, rig length and seasonal stays are coming. See what's planned.
